The Bahamas is a classic offshore resort market: Nassau, Paradise Island, the Exumas and Abaco. Foreigners can buy property freely - for most residential purchases a registration under the International Persons Landholding Act is sufficient. The market is also known for its immigration angle: a homeowner can obtain an annual homeowner's residence card, and a purchase above the government-set threshold gives grounds to apply for permanent economic residency - the threshold is revised from time to time, so the current figure should be checked at the time of the deal. The Bahamas has no income tax and no capital gains tax; the main one-off cost on purchase is stamp duty.
