Buying investment property abroad is first and foremost a legal operation, and only then a financial one. A missed encumbrance, a flawed title check, a badly drafted preliminary agreement, or money transferred before conditions are met will cost more than any professional fee. Every jurisdiction plays by its own rules: in some, a notary closes the deal; in others, a buyer without independent counsel is effectively unprotected; in others still, a foreigner needs permits the seller has no obligation to mention. A real estate agent works for the deal and earns a percentage when it closes - a lawyer works for you and is obliged to stop the deal if something is wrong with it. These are different roles, and substituting one for the other is dangerous.

Do I really need a lawyer when buying property abroad?
Formally - not in every country. In practice - yes, always. Even where a notary certifies the transaction, the notary is responsible for its form, not for your interests. An independent lawyer examines the property, the seller and the contract strictly from the buyer's side - and is the only participant in the process with no incentive to close the deal at any cost.
How does a lawyer differ from an agent and a notary in a transaction?
The agent finds the property and earns a commission on closing. The notary certifies the transaction and ensures its formal validity. The lawyer represents you alone: checks title and encumbrances, negotiates the contract, controls the payment flow, and can recommend walking away. All three roles matter, but only the third one protects you.
Where do I start?
With a consultation before any money changes hands, including a reservation deposit. We go through your objective and the jurisdiction, bring in a specialized lawyer from our network, and define the due diligence plan. The most expensive mistakes in cross-border deals happen at the stage when the buyer thinks a lawyer is not needed yet.
