Curacao is a Caribbean market within the Kingdom of the Netherlands: Dutch legal system, steady tourist flow and a reputation as one of the region's traditional financial centers. Foreigners buy property freely, with no special permits - either as full freehold or under the long-term land lease (erfpacht) that is common on the island. The market is small and largely resort-driven: villas and apartments by the sea and properties for tourist rentals. There is also an investor program: investments in the island's economy, including real estate, above set thresholds qualify you for a residence permit - from three-year to indefinite depending on the amount.
We match the property to your goal - a winter residence, tourist rentals or meeting the investor residency threshold - and check the form of land tenure first: freehold and erfpacht behave differently on resale and inheritance. We then run legal due diligence on the property and the seller, support the transaction through the notary, structure ownership and, where needed, handle the investor residence permit. On a small market a sober view of liquidity matters most - we give it to you before the deal, not after.
