Vanuatu is known first of all for its citizenship program: citizenship is obtained through a non-refundable contribution to a government fund (on the order of USD 130,000 for a family), not through buying property. The real estate market itself is tiny - resort properties and plots mainly on the islands of Efate and Santo. The key feature is the land regime: land in Vanuatu belongs to indigenous custom owners, so foreigners, like most locals, hold property through long-term land leases of up to 75 years rather than freehold. Liquidity is low and buyers are few, so local property should be treated as an investment with considerable caution.
Most requests about Vanuatu are really about citizenship, and there we manage the whole process: document preparation, due diligence and passport issuance. If you genuinely need property - to live or run a business on the islands, we select the object, examine the land lease terms and title history, and manage the transaction with local lawyers.
