Ecuador is a niche market with one important advantage: the economy is dollarized, so prices and transactions are in US dollars, removing the currency risk typical of the region. The main markets are the capital Quito, commercial Guayaquil, Cuenca - well known as a retirement destination - and the Pacific coast. Foreigners can buy property freely, with restrictions mainly in border zones. The country offers an investor visa: buying real estate above a threshold tied to the minimum wage can qualify you for residency, and by regional standards the threshold is modest. That said, the market is small, resale liquidity is limited, and the quality of construction and paperwork varies a lot.
