El Salvador is a small, early-stage market, and it is more honest to say that upfront. Interest in the country grew after a dramatic improvement in security and the state's bet on bitcoin and tourism: the main spots are the capital San Salvador and the Pacific coast, with surf locations like El Zonte and the Surf City project. Foreigners can buy property on a reciprocity basis - that is, if their home country allows Salvadorans to do the same; agricultural land is subject to area limits. Buying property does not by itself grant residency. Separately, the Freedom Visa program exists for large cryptocurrency investors - a different order of magnitude and a separate track. Liquidity is low, institutional data is scarce, and the horizon here is a long-term bet on the country's development.
In a market like this, our job is above all to filter. We verify title and land history, boundaries, encumbrances, and land status, assess how realistic a project is and the seller's reputation, manage the transaction, and advise on ownership structure. If you also need legal status in the country, we help find the right immigration basis. We make no return promises - in an early market they would be worth the least.
