Scotland is part of the UK with its own legal system and its own rules for property transactions: purchases go through a sealed-bid system (offers over) and an exchange of formal letters (missives), and instead of English stamp duty there is a local tax, LBTT, with a surcharge on additional dwellings. Foreigners can buy property without restrictions - from apartments in Edinburgh and Glasgow to Highland estates. A purchase does not grant residency: the UK investor visa closed in 2022. A distinctive feature of the jurisdiction is the Scottish Limited Partnership: unlike its English counterpart, it has separate legal personality and can hold assets directly, including real estate, which makes it a workable structuring tool - subject to UK transparency requirements and registers of controlling interests.

Can a foreigner buy property in Scotland?
Yes, without restrictions. The buyer's citizenship and residency do not matter. You just need to account for local transaction specifics (offers over, missives), the LBTT tax with its additional dwelling surcharge, and transparency requirements when owning through structures.
Does buying property in Scotland grant UK residency?
No. A property purchase is not grounds for a visa or residence permit, and the Tier 1 investor visa has been closed since 2022. UK residency is obtained on other grounds - work, business, study or family.
