Barbados is an established Caribbean resort market: villas and apartments on the west coast, known as the Platinum Coast, and along the south shore. Demand has been driven for decades by buyers from the UK, the US and Canada, and the legal system is based on English common law. Foreigners buy on the same terms as locals, with no restrictions on property types; the key formality is registering incoming funds with the Central Bank of Barbados - without it, legally repatriating your money on a future sale becomes difficult. Barbados has no citizenship by investment, and a purchase does not automatically grant residency: for wealthy buyers there is the Special Entry and Reside Permit, where real estate can form part of the qualifying assets.

We start with the goal - a family home by the sea, a rental asset or a long-term base on the island - and shortlist properties to fit it, not the other way around. Together with local attorneys we verify title and encumbrances, make sure funds are properly registered with the Central Bank, manage the transaction through to transfer of title and help choose an ownership structure - personal or via a company, which is common in Barbados. If your goal is resident status, we will explain honestly what property does and does not give you, and assist with the application for the appropriate permit.
