Investment property: Bermuda

Bermuda is one of the most expensive and at the same time most restricted residential property markets in the world. Non-residents have access to only a limited segment: houses above a high annual rental value (ARV) threshold and condominiums in certain approved developments, and every purchase requires a government license with a substantial fee. In return, the investor gets an asset in a stable offshore jurisdiction with English law and a Bermudian dollar pegged to the US dollar. A purchase by itself does not confer the right to live on the islands year-round; for larger investors there is a separate route - the Economic Investment Certificate, with a threshold starting at 2.5 million dollars, where real estate can count towards the qualifying investment.
In a restricted market, half the work is access: we assess in advance which properties are actually available to a non-resident for your purposes, and calculate the full cost of entry including the license and fees. We then vet the property and its ownership history with local attorneys, manage the licensing process and the transaction itself, and help with ownership structuring. If the goal is long-term presence in Bermuda, we will go through the conditions of the investor certificate and other statuses with you - without illusions or empty promises.
