Belgium is a mature, predictable European market centered on Brussels, Antwerp and Ghent. There are no formal restrictions on foreign buyers: any non-resident, including buyers from outside the EU, can purchase property, and all transactions go through a notary under the same rules for everyone. That said, it is worth being direct: Belgium has no golden visa, buying property confers no residence or other immigration rights, and transaction costs - registration duties and notary fees - are among the highest in Western Europe and differ noticeably between Flanders, Wallonia and Brussels. This is a market for those who want a stable asset in the administrative heart of the EU, not an immigration tool.

FAQ

Can a foreigner buy property in Belgium?
Yes, without restrictions. The buyer's citizenship and residency are irrelevant; the transaction is completed through a notary under the same rules as for locals.
Does buying property grant residency in Belgium?
No. Belgium has no golden visa, and owning property is not a ground for a residence permit. Residency is obtained on other grounds - work, business, study or family reunification.
