Investment property: Canada

Canada is a mature, expensive market centered on Toronto and Vancouver, but right now it is largely closed to non-residents. A federal ban on foreigners buying residential property has been in force since 2023 and has been extended to January 1, 2027. Exceptions exist: certain holders of work and study permits, some property types, and locations outside major metropolitan areas. On top of the ban, Ontario and British Columbia levy foreign buyer taxes of 20-25% of the purchase price. Canada has no residency or citizenship program tied to property purchases and never has. The honest conclusion: if you do not fall under an exception, a residential purchase should wait; commercial real estate is not covered by the ban.

FAQ

Can a foreigner buy property in Canada?
Residential property - in most cases not right now: the federal ban has been extended to January 1, 2027. Exceptions exist for certain work and study permit holders and for properties outside major metropolitan areas. Commercial real estate is not affected by the ban.
Does buying property grant residency in Canada?
No. Canada has never had a residency or citizenship program tied to property purchases. Immigration runs through separate programs unrelated to real estate.
