Investment property: British Virgin Islands (BVI)

The British Virgin Islands are first and foremost an offshore financial center, not a conventional property market. The market itself is tiny: mostly high-end villas and plots on Tortola and Virgin Gorda, with few transactions and limited liquidity. To buy, a foreigner needs a government-issued Non-Belonger Land Holding Licence - it is granted for a specific property, the process takes months, and approval is not guaranteed. Ownership grants neither residency nor the right to live on the islands: immigration status in the BVI is handled separately and conservatively. Frankly, this is a market for people who already have business ties to the islands or want this specific place, not for yield hunting.
