This is not a resort play but a big-city market: Berlin, Munich, Hamburg, Frankfurt and dozens of stable regional centers. Foreigners, including non-residents, can buy property without restrictions and on the same terms as citizens. One thing to be clear about: buying property in Germany grants neither residency nor citizenship - there is no golden visa program here. Transaction costs are high (transfer tax, notary, broker fees), and rental regulation in major cities is well developed and limits rent growth.

We select properties for a specific goal - capital preservation, rental income or personal use, verify legal title through land registry extracts and encumbrance checks, manage the notarized transaction and help structure ownership, including corporate holding where it makes sense. FAQ

Can a foreigner buy property in Germany?
Yes, without restrictions. The buyer's citizenship and place of residence do not matter - a non-resident buys on the same terms as a German citizen. Every transaction must be notarized.
Does buying property in Germany grant a residence permit?
No. Germany has no golden visa, and a property purchase by itself is not grounds for residency. Relocation routes - employment, business, study, financial independence - are handled separately, and we help combine them with a purchase.
How do I start buying in Germany?
