Greece is one of the most sought-after markets in Southern Europe, combining the metropolitan segment of Athens with resort property on the islands and the coast. The main draw for non-residents is the golden visa program: residency through property purchase, running since 2013. Entry thresholds were raised in 2024 and now depend on region and property type - from EUR 250,000 for special categories (such as conversion of commercial space to residential) to EUR 800,000 in Athens, Thessaloniki and popular islands. Foreigners can buy property freely; border areas require a separate permit for non-EU citizens. The market went through a deep crisis in the 2010s and has since recovered, but remains uneven across districts and property quality.
