Grenada is a small Caribbean market where investor interest is almost entirely tied to the citizenship by investment program. Through real estate it works like this: the investor buys a share in a government-approved tourism project, typically a hotel or resort, and receives a Grenadian passport for themselves and their family. The passport offers visa-free access to dozens of countries, including China and the Schengen area, plus eligibility for the US E-2 investor visa - a rare combination among Caribbean programs. It is important to understand that an ordinary purchase of a villa or apartment outside approved projects does not lead to citizenship, and foreigners need a special license to acquire land. The market itself is small and illiquid - property here is usually a vehicle for the passport rather than a standalone investment.

Can a foreigner buy property in Grenada?
Yes, but purchases outside the citizenship program require a special alien landholding license, which adds time and cost. Shares in approved program projects are bought without that license.
Does buying property in Grenada grant citizenship?
Citizenship comes only through investment in government-approved projects under the program - typically shares in hotels and resorts with a minimum threshold and a mandatory holding period. An ordinary purchase of a house or apartment does not lead to a passport.
