Hungary is a market with a clear center of gravity in Budapest: the capital attracts most non-resident demand, from historic apartments in Pest to new builds along the Danube. Foreigners can buy property, but citizens of non-EU countries need a permit from the local administrative office - in practice usually a formality with a clear procedure and timeline. Residency is a subtler matter: in 2024 Hungary launched its guest investor program, which includes investment in real estate funds among its options, but the route to residency through direct purchase of a home was removed from the law before it ever took effect. So buying an apartment does not by itself grant residency, and claims to the contrary deserve scrutiny.
