Iceland is a small market that is effectively closed to non-residents, and it is more honest to say so upfront. A country of fewer than half a million people, with almost all demand concentrated in Reykjavik and its surroundings. Citizens of EEA countries can buy property relatively freely, but buyers from other countries need a permit from the Ministry of Justice, which is generally tied to lawful residence in Iceland. There are no residency or citizenship programs through real estate, and rules on land purchases by foreigners have been tightened further in recent years. For a classic non-resident investor with no connection to the country, this market simply does not work in most cases.
That said, situations differ: relocation for work, a business in Iceland, family circumstances - in such cases a purchase becomes possible, and we help you through the whole path. We assess whether you have grounds for a permit, prepare the application to the ministry, select a property, verify legal title and manage the transaction. If you have no grounds, we say so honestly before you spend time and money.
