Investment property: China

China is a huge property market that is, in practice, closed to non-residents. All land in the country belongs to the state: a home buyer receives a land use right of up to 70 years, not freehold ownership. A foreigner can generally buy only one property, for personal occupancy, and only after a year of working or studying in China; many cities impose additional restrictions. Add capital controls that complicate moving money both in and out, and the conclusion is clear: as an investment market for non-residents, mainland China effectively does not work. China has no residency or citizenship programs tied to real estate whatsoever.
We are upfront when a market does not fit the goal, and for most outside investors China is exactly that case. If a purchase is available and genuinely needed - for example, you work in the country - we help with due diligence on the property and developer, transaction support, and understanding your city's restrictions. If your goal is exposure to the region, we will suggest alternative Asian markets where non-residents can buy freely.
