Colombia is one of the most open real estate markets in Latin America: non-residents buy property on the same terms as citizens, with no special permits required. Investor interest is split between Bogota as the capital market, Medellin with its steady flow of expats and remote workers, and the resort market of Cartagena on the Caribbean coast. There is also a migration angle: buying property above an official threshold (tied to the minimum wage and recalculated every year) qualifies you for an investor visa, and larger investments for a resident visa. One important caveat is currency control - for the investment to be recognized and for capital to be freely repatriated later, the transfer of funds into the country must be properly registered.

Can a foreigner buy property in Colombia?
Yes, without restrictions and on the same terms as citizens. The one essential requirement is to bring the funds into the country properly and register the foreign investment - this matters both for repatriating capital later and for qualifying for an investor visa.
Does buying property in Colombia lead to residency?
Yes. A purchase above the official threshold, which is tied to the minimum wage, qualifies you for an M category investor visa, and a larger investment for an R resident visa. Check the exact amounts as of your transaction date, since the threshold is recalculated every year.
