Investment property: Costa Rica

Costa Rica has been attracting foreign buyers for decades: a stable democracy with no army, a strong eco-tourism economy and a constant flow of retirees and remote workers from the US and Canada. Non-residents buy property on the same terms as citizens. The main exception is the maritime coastal zone: land right at the waterline is held under concession rather than full title, and foreigners face restrictions there. The market splits into beach destinations (Guanacaste, the Nicoya Peninsula, the southern Pacific coast) and the Central Valley around San Jose. There is also a migration bonus: an investment of USD 150,000 or more, including in real estate, qualifies you for investor residency.

We match the property to your actual goal - living by the ocean, short-term rentals, a plot to build on or meeting the residency threshold - and we are upfront about which format fits which task. We then verify title, plot boundaries, land status (full ownership versus concession), encumbrances and the seller, support the transaction through closing and structure ownership where needed, including buying through a local company. If residency is part of the plan, we align the purchase with the investor status application.

FAQ

Can a foreigner buy property in Costa Rica?
Yes, on the same terms as citizens and with no special permits. The one area that requires caution is the maritime concession zone right at the waterline: land there is not sold as full title and foreign rights are restricted, so the status of any coastal plot must be verified before the deal.
Does buying property in Costa Rica lead to residency?
Yes. An investment of USD 150,000 or more, including in real estate, qualifies you for the investor residency category. The status is renewable and over time opens a path to permanent residency.
