India is one of the largest real estate markets in the world: Mumbai, Delhi, Bangalore and other megacities keep growing along with the economy. For a foreign non-resident investor, however, the market is effectively closed. Under India's foreign exchange rules (FEMA), residential and commercial property can only be bought by non-resident Indians with NRI or OCI status - that is, people of Indian origin. A foreigner without such status cannot simply buy an apartment in India; exceptions are rare and require special approval from the Reserve Bank of India. There is no residency or citizenship program tied to property purchase.
We start by honestly assessing whether the Indian market is available to you at all. If you or your family members hold NRI or OCI status, we help with property selection, legal due diligence, transaction support and ownership structuring. If not, we will say so directly and suggest alternative markets that solve the same goal - whether that is income, diversification or a residency route in another country.
