Italy is one of Europe's most varied markets: business-driven Milan, the capital Rome, resort lakes and coastlines, and Tuscany with its historic estates. Foreigners can buy property freely - for non-EU citizens a reciprocity principle formally applies, but in practice it is not an obstacle for most nationalities. One thing to know: buying property in Italy does not grant a residence permit. The Italian investor visa covers companies, bonds and donations, but not real estate, while the elective residence visa requires proven passive income - owning a home is not sufficient on its own.
We select properties to match your goal - rental income in Milan, a home in Tuscany or a diversification asset, verify legal title through a notary and local lawyers, including the planning and inheritance risks typical of historic properties, support the transaction and structure ownership. If your goal is relocation, we will honestly explain which visa routes are realistic in your case and how a purchase fits into them.
