Investment property: Kazakhstan

We act on the buyer's side: shortlist, checks, end-to-end deal support.

Kazakhstan's property market is concentrated in two cities - Almaty and Astana, where most business and residential development happens. For a non-resident investor the market has one fundamental constraint: under Kazakh law, a foreigner without a Kazakhstan residence permit generally cannot register ownership of residential property. Agricultural land is entirely off limits to foreigners. There is no citizenship or residency-by-investment program tied to real estate - buying property grants no immigration status by itself. So the typical sequence runs in reverse: first obtain legal residency on other grounds, then buy. For those already living or doing business in Kazakhstan, the market works well enough, with a clear title registration system and an active new-build segment.

We start with your objective, not with a listing: capital preservation, rental income, a home for your own use, or a purchase tied to a residency plan. From there we shortlist specific properties, run legal due diligence (title, encumbrances, ownership history, developer checks on new builds), manage the transaction and payments, and where needed structure ownership through a company and map out the residency route that makes the purchase possible in the first place. We do not promise returns - we show you the facts and the risks, and the decision stays yours.

FAQ

Can a foreigner buy property in Kazakhstan?
With restrictions. As a rule, a foreigner can register residential property only after obtaining a Kazakhstan residence permit. Agricultural land is closed to foreigners entirely. Commercial property can in some cases be acquired through a Kazakh legal entity - we tailor the structure to the specific case.
Does buying property grant residency in Kazakhstan?
No. Kazakhstan has no residency or citizenship-by-investment program tied to real estate. The logic runs the other way: first you obtain legal status on other grounds (employment, business, investment into the economy), then you buy. We help build that route end to end.
Where do I start?
With a short consultation: we discuss the purpose of the purchase, your budget and your current status in Kazakhstan. Then we tell you honestly whether a direct purchase is possible in your situation, whether residency or a corporate structure is needed first, and lay out a step-by-step plan.

Don’t want to figure this out alone?
