Macau is a special administrative region of China and one of the densest, most expensive housing markets in the world. The economy is built almost entirely on gaming and tourism, so the property market is cyclical and heavily dependent on visitor flows from mainland China. Foreigners can buy property in Macau, but non-residents pay elevated stamp duties, and the residency-by-property program was closed back in 2007 - today buying real estate gives you no immigration status in Macau. Supply is constrained by the tiny territory, liquidity is concentrated in a handful of districts, and it only makes sense to enter this market with a clear reason for choosing it.

We start with your objective rather than a listing: capital preservation, rental income or personal use each point to different districts and deal structures. From there the process is standard: legal due diligence on the property and the seller, a full calculation of non-resident taxes and duties before you sign, transaction support with local lawyers, and structuring ownership through an individual or a company. If your real goal is residency, we will tell you plainly that Macau property does not deliver it, and suggest jurisdictions where a purchase and a residence permit actually work together.

Can a foreigner buy property in Macau?
Yes, there is no outright ban. However, non-resident buyers pay elevated stamp duties that significantly raise the entry cost, so the tax burden should be calculated before committing to a deal.
Does buying property in Macau grant residency?
No. The residency-by-property-investment program was closed in 2007. Today a real estate purchase in Macau gives you no immigration status of any kind.
