Investment property: Mexico

We act on the buyer's side: shortlist, checks, end-to-end deal support.

Mexico is a large and diverse market: Mexico City with its business and long-term rental demand, and the Riviera Maya resort corridor (Cancun, Tulum, Playa del Carmen) built around holiday rentals. Foreigners can buy property, with one important caveat: in the so-called restricted zone - within 100 km of the borders and 50 km of the coast - direct foreign ownership of land is prohibited by the constitution, and purchases are structured through a bank trust known as a fideicomiso or through a Mexican company. This is a standard practice refined over decades, not a gray-area workaround. A purchase does not grant residency automatically, but owning property of sufficient value can be accepted by a consulate as proof of economic solvency when applying for temporary residency - the criteria vary from consulate to consulate.

We match the property to your goal: holiday rentals on the coast, long-term rentals in the capital or a home to live in - each scenario points to different locations and deal structures. We run legal due diligence on title and encumbrances, which is critical in Mexico, support the transaction with a local notary and lawyers, and help set up the fideicomiso or company correctly and structure ownership with taxes in mind. If residency is part of your plan, we will explain honestly how property can help in your specific case, without promising a universal route.

FAQ

Can a foreigner buy property in Mexico?
Yes. Inland you can own directly, while in the restricted zone (within 100 km of the borders and 50 km of the coast) purchases go through a fideicomiso bank trust or a Mexican company. This is a standard, long-established practice.
Does buying property in Mexico grant residency?
Not automatically. However, owning property of sufficient value can be accepted by a consulate as proof of economic solvency for a temporary residency application. Criteria vary by consulate, so the route should be verified for your specific case.
Where do we start?
With your goal: resort rentals, the capital's market or a home to live in. Then comes the shortlist, thorough title and encumbrance checks, choosing the structure (direct ownership, fideicomiso or a company) and transaction support with a notary.
