Madeira is an autonomous region of Portugal, which means purchases here follow the same rules as on the mainland: foreigners buy property freely, with no permits or nationality restrictions. The market is compact and resort-driven, centered on Funchal; demand is fueled by holiday rentals, relocators and remote workers - the island has actively positioned itself as a hub for digital nomads. One important caveat: since October 2023, buying real estate no longer qualifies for Portugal's golden visa - the property investment route was closed nationwide, islands included. Residency in Madeira is obtained through other channels, such as the D7 or digital nomad visas, in which case the property serves as your home rather than the basis for your status.

Can a foreigner buy property in Madeira?
