Monaco is the most expensive residential market in the world and a classic safe harbour for capital: a tiny territory, a chronic shortage of supply and steady demand from wealthy buyers worldwide. Foreigners can buy property in the principality without nationality restrictions, and residents pay no personal income tax, which has underpinned Monaco's status as a place to live and hold wealth for decades. There is no formal residency-by-investment scheme, but having a home - owned or rented - is a mandatory condition for obtaining a residence card, so buying an apartment fits naturally into a relocation plan.

Can a foreigner buy property in Monaco?
Yes. There are no nationality restrictions: non-residents buy apartments and villas in the principality on the same terms as locals, with transactions completed through a notary.
Does buying property grant Monaco residency?
Not automatically. However, having a home - owned or rented - is a mandatory condition for a residence card application, alongside proof of sufficient financial means. In practice, buying an apartment is often part of the relocation process.
