Investment property: Netherlands

We act on the buyer's side: shortlist, checks, end-to-end deal support.

The Netherlands is a mature Western European market with a chronic housing shortage, above all in Amsterdam, Rotterdam, The Hague and Utrecht. Foreigners can buy property with no nationality restrictions, but two things matter. First, buying grants no immigration rights - there is no golden visa programme through real estate. Second, the rental market is heavily regulated: rent controls, strong tenant protections and restrictions on buy-to-let purchases in a number of cities. This is a market for conservative capital, not for quick-yield schemes.

We select a property to match your goal - a family home, a long-term asset or commercial real estate, verify legal title, support the transaction through the notary and help structure ownership with local taxation and rental rules in mind. If relocation is on your agenda, we will explain honestly that it is solved through visa categories, not through a purchase.

FAQ

Can a foreigner buy property in the Netherlands?
Yes, there are no nationality restrictions: non-residents buy residential and commercial property on the same terms as locals, with transactions completed through a notary.
Does buying property grant Dutch residency?
No. A purchase confers no immigration rights, and there is no golden visa programme through real estate. Residency is obtained on the usual grounds - work, business, study or family.
Where do I start?
With a consultation: we define your goal, budget and city, and discuss rental restrictions in your chosen location. Then comes a shortlist, due diligence and transaction support through to registration.

Don’t want to figure this out alone?
