Azerbaijan's property market is essentially Baku: the capital concentrates new construction, business activity and most of the rental demand from expats and posted professionals. Foreigners can freely buy apartments, houses and commercial premises in their own name, but land is the exception - non-residents cannot own plots outright and have to rely on long-term leases. A practical bonus for investors: owning real estate in Azerbaijan is one of the recognized legal grounds for a temporary residence permit, with the law tying that right to a minimum property value that should be checked against the current rules at the time of purchase.

We start from your goal, not from a listing: first we establish what matters most - rental income, capital preservation or a residence permit - and only then shortlist properties. We run legal due diligence on the property and the seller, manage the transaction and title registration, help structure ownership and, where relevant, handle the residence permit process based on the purchase.
