Liechtenstein is one of the most closed property markets in Europe, and this must be understood before making any plans. The principality is tiny, supply is minimal, and every real estate transaction requires government approval: acquisition is essentially possible only for those already legally living in the country, and even residents face strict criteria of genuine housing need. A speculative purchase by a non-resident is effectively ruled out. Property confers no residence rights whatsoever - Liechtenstein residence permits are issued under quotas, including the well-known lottery for EEA citizens. An investor should treat Liechtenstein not as a real estate market but as a jurisdiction for structuring capital - its strengths are foundations, trusts and banking, and property enters an investor's life only after an actual relocation.

Can a foreigner buy property in Liechtenstein?
Practically no, unless they already live in the country. Every transaction requires government approval, which is essentially granted only to legal residents with a genuine housing need. A non-resident purchase as an investment is effectively impossible in Liechtenstein.
Does buying property grant residency in Liechtenstein?
No, and here it works the other way around: you must first obtain the right to live in the country, and only then does buying a home become possible. Residence permits are issued under quotas and on specific grounds, and property purchase is not among them.
