Lithuania is the largest of the Baltic EU markets, with its business center in Vilnius, a second hub in Kaunas, and a resort niche on the coast - Palanga and Neringa. For a foreign buyer the market is broadly open: non-residents purchase apartments and buildings freely, with restrictions applying mainly to agricultural and forest land for buyers from outside the EU and EEA. The legal system is transparent, the property register is reliable, and transactions close before a notary. One honest caveat matters: Lithuania has no golden visa program tied to real estate - a purchase by itself grants neither a residence permit nor any migration advantage. Lithuania makes sense as a straightforward euro asset inside the EU, and as a market for those relocating to the country on other grounds - business, employment, study.
