Norfolk Island is a tiny Pacific island and an external territory of Australia with a population of around two thousand people. Since 2016 the island has been fully integrated into Australia's legal and migration system: the right to live here is governed by Australian visas, and foreign buyers of residential property generally need approval from FIRB, Australia's foreign investment regulator. The market itself is very small and illiquid: supply is limited, transactions are rare, and selling a property can take a long time. There is no residency or citizenship program tied to real estate here. For a non-resident investor this is a lifestyle story for people who already have the right to live in Australia rather than a working investment tool.
