Investment property: North Macedonia

North Macedonia is a small Balkan market centered mostly on Skopje. The country is an EU candidate, prices are noticeably lower than in the neighboring countries that have already joined the union, but the market is shallow: liquidity is limited and quality new supply is modest. Foreigners can buy apartments and buildings, generally subject to reciprocity with their home country, while agricultural land cannot be owned by foreign individuals and is usually structured through a local company. There is no stable, widely recognized residency or citizenship program tied to real estate: over the years the authorities have announced naturalization options for special economic contribution, but we would not rely on them as a dependable tool.

Can a foreigner buy property in North Macedonia?
Yes, foreigners can buy apartments and buildings, generally subject to reciprocity with their home country. Agricultural land cannot be owned by foreign individuals - such assets are structured through a local company.
Does buying property grant residency in North Macedonia?
A purchase by itself does not automatically grant a residence permit. The legal grounds for staying need to be checked against the current law on foreigners for your specific situation - we do this before the deal, not after.
