Thailand is Southeast Asia's largest resort market: Bangkok, Phuket, Pattaya, Samui. A foreigner can directly own a condominium unit - foreign buyers may hold up to 49% of the floor area in a building. Foreigners cannot own land, so villas and houses are usually held through long-term leasehold or other legal structures, each of which needs to be assessed on its own merits. A property purchase by itself does not grant residence: Thailand has long-term visa programs - Thailand Privilege and LTR - but these are separate schemes with their own conditions, and only in some categories can real estate investment count towards them.
