The standard routes are condominium apartments, which foreigners can own outright, and long-term land leases. There is no citizenship by real estate program; long-term visas for foreigners exist, but they are not directly tied to buying a home. The wider context matters too: the country went through a severe economic crisis in 2022, a reminder that currency and regulatory risks here are real.

Can a foreigner buy property in Sri Lanka?
A condominium apartment - yes, with full ownership. Land - no: direct land purchases by foreigners are prohibited or heavily restricted, and the standard alternative is a long-term lease.
Does buying property in Sri Lanka grant a residence permit?
